Notice of HOA Board Vacancy

The Cameron Pond HOA Board of Directors announces an upcoming vacancy on the Board. Directors are elected for a three-year term at the HOA’s Annual Meeting that is held every year in January.  Homeowners interested in serving on the Board should make their candidacy known by contacting board@cameronpond.com and plan to attend the annual meeting. Please contact board@cameronpond.com for additional Information.

 

Duties of Cameron Pond HOA Board members include, but are not limited to the following:

  1. Review and understand all the HOA's governing documents, such as the bylaws, covenants, conditions, and restrictions (CC&Rs), and day-to-day operating rules.

  2. Enforce provisions of the declaration, articles, and bylaws for the ownership and management of the association.

  3. Negotiate and preside over the terms and conditions of all Cameron Pond HOA contracts for goods and services provided to the Community.

  4. Review/Prepare budgets and financial statements for the association

  5. Decide on annual and other periodic or ad hoc spending priorities for the association

  6. Attend regular monthly meetings at the Omega Management Association offices in Cary, NC. The Board meetings are currently held on select Wednesday each month from 8:30AM to 11:30AM.

  7. Other duties as required under the association’s governing documents

Carpenter Fire Station Road Widening Project Workshop

… We do want to let you know that we have gone ahead and scheduled the second workshop for this project. It will be held at the Crosspointe Church adjacent to the YMCA on Tuesday, November 12th between 4 and 7 PM. We will have updated plans showing the proposed four lane median divided roadway from Cameron Pond Drive to NC 55 including wide outside travel lanes, a five foot sidewalk on the north side, and a ten foot wide street-side trail on the south side to accommodate bicyclists and pedestrians wishing to go from Cameron Pond to the YMCA, Crosspointe Church, and other designations. We will once again have our Town Staff and Consultant available to review the plans and answer questions about the project as well as the proposed traffic signals and pedestrian connectivity. We will also have staff available to answer questions about the proposed Carpenter Fire Station Road Park as well as the ongoing construction of the Carpenter Fire Station Road Realignment and railroad bridge east of NC 55.

 

Like with the first workshop held back on February 26th of this year we wanted to see if the HOA can help spread the word regarding this upcoming workshop. If so can you please let me know who we should contact. We are also working on getting information out about this workshop as well. In addition if there are any questions or anything you wish to discuss regarding the workshop or the project please let us know at this time. Town of Cary Paving Delay Notice

Earlier this week contractors working for the Town of Cary started removal of existing asphalt along Cameron Pond Drive, Magalloway, and Parkman Grant, south of Carpenter Fire Station Road.  The plan was to start paving these areas back Wednesday, however they ran into unforeseen emergency issues on another project which has delayed the paving in Cameron Pond.  The current plan is to start paving these areas next Monday, September 23.  We have stopped removal of asphalt until Monday.  All of the paving in Cameron Pond is scheduled to be complete by September 27, weather and emergencies permitting.

We have worked with the contractor to install asphalt ramps between old and new pavement and rubber ramps around existing utilities to protect vehicles.  Please drive slow and with caution while driving over areas where asphalt has already been removed.

September Community Update

All Cameron Pond residents are invited to a poolside chat with your HOA Board of Directors on Sunday, September 29th, 3PM – 4PM at our community pool. The Board will be available during this time to hear any ideas, suggestions or feedback from our residents and will share those with the wider Cameron Pond community. Please note that this will not be an official voting or decision-making session of the Board but a great chance for our residents to come and have your voices heard, nonetheless. Please join us!

Highlights: 

Our thanks and appreciation to former HOA Board President Nathaniel Greene, for his dedicated service to Cameron Pond. Nate and his family are relocating away from the area and he resigned his position on the Board in May, 2019. The Board appointed Marino Pirozzolo, a former member of the Architect Review Committee, to fill Nate’s remaining term - ending January 31, 2020.

Cameron Pond Community Update: 

Pool: The pool opened as scheduled on May 11th. Please help keep our pool area clean and beautiful - if you notice anything that needs repair, please contact Omega. Come out and make a splash this 2019 season!

Repairs & Enhancements 

Entrance Lights: We will be updating the light bulbs throughout the development to have better uniformity. We are researching current options available with the objective to have a bulb with a gas look that emits enough light to enhance the aesthetics of the community. 

Good to Know: 

 Sidewalks: Please remember to keep tree limbs and bushes from impeding the sidewalk. Please remember to pull fully into your driveway. Sidewalks should remain clear and assessable for the safety of our residents. When mowing lawn didn’t forget to edge and clean up the lawn clippings from the walkways.

Architectural Review Committee: Please complete an Architectural Request Form prior to beginning any exterior home improvements. The volunteer committee has been very dedicated to getting your requests reviewed and submitted to the Board. Guidelines can be accessed at www.cameronpond.com using the link to Omega Management.

Speed Study: As mentioned at the Annual Meeting, we are continuing to look into ideas on reducing speed in our neighborhood. Thank you to those that have sent emails to the Board with concerns. We are requesting a speed study for several streets in Cameron Pond. If you have a particular concern or incident you would like to share with the Board, please email us at Board@cameronpond.com. Solutions will have a cost associated and shared. The best solution would be to drive with caution.

Cameron Pond Neighborhood monthly e-mail update!  

Your community board members Robert Ulrich, Jenifer Zygmond and Nathaniel Greene continue our commitment to communicate, be accessible and responsive to community requests.  We have started an annual letter to the community to be included in your annual statement and attached to this email.  To keep updated on our monthly meetings please go to www.omegamgmt.com to review past board meeting minutes.  

 

Monthly Highlights:

Board Meeting Times:  Our next meeting will be at the Omega Office on December 12 beginning at 8:30 a.m.  

 

Community Events:   The next event will be our annual Cookies and Cocoa with Santa on Sun day, December 9th from 1:30-3:30pm.  Social committee did a fantastic job with the 3rd Annual Pumpkin Tailgate! Pumpkins, festive treats and a bounce house were part of the fun.  Yard sale success! We hope you decluttered or found some new treasures.    

 

Pool: The pool committee made some suggestions for pool enhancement and a few locations where tripping could occur.  Some of the improvements will take place during the off season.  Enhancements will continue to be addressed as we get closer to the 2019 season.  

 

Architectural Review Committee:  Please complete request forms PRIOR to exterior home improvements.  The volunteer committee has been very dedicated to getting your requests reviewed and submitted to the board.  Guidelines can be accessed at cameronpond.com using the link to Omega Management.

Bike Rack:  The new bike rack is in place.  Find it near the parking lot by the pool.  

Tiles at monument on Shires side continue to be a challenge.  We are looking at options to phase in a new neutral siding that will be easier to replace and repair as tiles in our development continue to age.  

 

Good to Know:

Mailbox Enhancement:  Please look at your mailbox to see if it needs a spruce up.  You can spray paint with black flat or shine.  Numbers can be sprayed with metallic paint or you are welcome to order new numbers.  Check your mailbox flag too.  With all the rain, your mailbox may be leaning.  

Sidewalks:   Please remember to keep tree limbs and bushes from impeding the sidewalk.  The beautiful developed trees have low branches that need to be trimmed to keep the sidewalks clear.  

Please remember to pull fully into your driveway.  Sidewalks should remain clear and assessable for the safety of our residents. 

Edging:  Please make sure to edge your landscaping to keep the grass from running into the mulch areas.

Playground Enhancement Tas k Force:

Update:  The playground task force will be working to create a survey so we can determine what enhancements most match the community wishes. The survey will include the Weycroft community as their HOA pays to use the pool and playground facility.

Community Event:   Flamingle Pool Party was a blast and had great community support.     Summer Dive In Movie!  on Saturday, September 8th was a great new addition to our summer fun.    Community Yard Sale will be on Saturday, October 6th from 7:00AM -12Noon.   Please contact Molly at mollymyers820@gmail.com for information.

Pool: Omega sends out e-mail alerts for any pool closing when they are notified. The alerts will contain length of time the pool is anticipated to be closed.  We have a phone line at the pool with direct numbers listed.  Please call the pool management company if you think a fecal incident has occurred.  The pool management company will alert Omega and the alert will go to Cameron Pond residents. 

Use key fob to enter the pool:  For the safety of all residents and to alleviate any misunderstandings please make sure to use your key fob to enter the pool.  When pool attendants are present we have asked them to verify only residents and their guests are at the pool. Each residence was provided one pool entrance fob.  You are welcome to order an additional fob for a family member residing in your household.  If you have lost your key fob, please contact Omega to order a new one.  If a homeowner, including teens permitted to attend the pool without a chaperone, arrives at the pool without a key fob, they will be asked to provide some form of identification providing proof of residency.

 Pool Attendant:  We are looking for your feedback:  board@cameronpond.com.  Please let us know if you would like/dislike attendants to be contracted for the 2018/2019 season.  We will review your constructive written feedback when looking at the proposal and budget for the next season.

 Pool Season:   Pool will remain open through September 30th.  Omega and  Pool Professionals made sure all was secured around the pool in preparation for Hurricane Florence and worked quickly to clean up after the storm and get the furniture out so the pool could re-opened for the rest of the season.
