Cameron Pond Community Update: 

Pool: Enhancements will continue to be addressed as we get closer to the 2019 season. 

Speed Study: As mentioned at the Annual Meeting, we are continuing to look into ideas on reducing speed in our neighborhood. Thank you to those that have sent emails to the Board with concerns. We are requesting a speed study for several streets in Cameron Pond. If you have a particular concern or incident you would like to share with the Board, please email us at Board@cameronpond.com. Solutions will have a cost associated and shared. The best solution would be to drive with caution. 

Repairs & Enhancements 

Entrance Lights: We will be updating the light bulbs throughout the development to have better uniformity. We are researching current options available with the objective to have a bulb with a gas look that emits enough light to enhance the aesthetics of the community. 

Good to Know: 

Spring Lawn Care: Now is the time to review your lawn care plan. Weed control, grass health, mowing and trimming. 

Sidewalks: As the weather improves residents will be out enjoying walks through the development. Please remember to keep tree limbs and bushes from impeding the sidewalk. Please remember to pull fully into your driveway. Sidewalks should remain clear and assessable for the safety of our residents. 

Architectural Review Committee: Please complete an Architectural Request Form prior to beginning any exterior home improvements. The volunteer committee has been very dedicated to getting your requests reviewed and submitted to the Board. Guidelines can be accessed at www.cameronpond.com using the link to Omega Management.

Cameron Pond Neighborhood monthly e-mail update!

Monthly Highlights:

Board Meeting Times:  Our next meeting will be at the Omega Office on December 12 beginning at 8:30 a.m.  

 

Community Events:   The next event will be our annual Cookies and Cocoa with Santa on Sun day, December 9th from 1:30-3:30pm.  Social committee did a fantastic job with the 3rd Annual Pumpkin Tailgate! Pumpkins, festive treats and a bounce house were part of the fun.  Yard sale success! We hope you decluttered or found some new treasures.    

 

Pool: The pool committee made some suggestions for pool enhancement and a few locations where tripping could occur.  Some of the improvements will take place during the off season.  Enhancements will continue to be addressed as we get closer to the 2019 season.

Bike Rack:  The new bike rack is in place.  Find it near the parking lot by the pool.  

Tiles at monument on Shires side continue to be a challenge.  We are looking at options to phase in a new neutral siding that will be easier to replace and repair as tiles in our development continue to age.  

 

Good to Know:

Mailbox Enhancement:  Please look at your mailbox to see if it needs a spruce up.  You can spray paint with black flat or shine.  Numbers can be sprayed with metallic paint or you are welcome to order new numbers.  Check your mailbox flag too.  With all the rain, your mailbox may be leaning.  

Sidewalks:   Please remember to keep tree limbs and bushes from impeding the sidewalk.  The beautiful developed trees have low branches that need to be trimmed to keep the sidewalks clear.  

Please remember to pull fully into your driveway.  Sidewalks should remain clear and assessable for the safety of our residents. 

Edging:  Please make sure to edge your landscaping to keep the grass from running into the mulch areas.

Monthly Highlights:

Board Meeting Times:  Our next evening meeting will be in Monday, September 24 at 6:00 p.m. at the Omega office.  

Community Event:   Flamingle Pool Party was a blast and had great community support.     Summer Dive In Movie!  on Saturday, September 8th was a great new addition to our summer fun.    Community Yard Sale will be on Saturday, October 6th from 7:00AM -12Noon.   Please contact Molly at mollymyers820@gmail.com for information.

Pool: Omega sends out e-mail alerts for any pool closing when they are notified. The alerts will contain length of time the pool is anticipated to be closed.  We have a phone line at the pool with direct numbers listed.  Please call the pool management company if you think a fecal incident has occurred.  The pool management company will alert Omega and the alert will go to Cameron Pond residents. 

Use key fob to enter the pool:  For the safety of all residents and to alleviate any misunderstandings please make sure to use your key fob to enter the pool.  When pool attendants are present we have asked them to verify only residents and their guests are at the pool. Each residence was provided one pool entrance fob.  You are welcome to order an additional fob for a family member residing in your household.  If you have lost your key fob, please contact Omega to order a new one.  If a homeowner, including teens permitted to attend the pool without a chaperone, arrives at the pool without a key fob, they will be asked to provide some form of identification providing proof of residency.

 Pool Attendant:  We are looking for your feedback:  board@cameronpond.com.  Please let us know if you would like/dislike attendants to be contracted for the 2018/2019 season.  We will review your constructive written feedback when looking at the proposal and budget for the next season.

 Pool Season:   Pool will remain open through September 30th.  Omega and  Pool Professionals made sure all was secured around the pool in preparation for Hurricane Florence and worked quickly to clean up after the storm and get the furniture out so the pool could re-opened for the rest of the season.

Summer Board Update

Monthly Highlights:

Board Meeting Times:  A few people expressed an interest in attending Residents Speak-Out or being added to the agenda but could only attend a meeting after typical business hours.  We had a trial evening meeting for our July Board Meeting.  We will try holding evening meetings on occasion so residents who cannot make weekday morning meetings will be able to attend.  

Community Event:   Social Committee has been busy planning some fun events!  Flamingle Pool Party will be held Friday, August 24 starting at 5:30 P.M.  Summer Dive In Movie!  Saturday, September 8.  Movie will be shown near the playground/pool area starting at 8:00 p.m.  

Entrance Landscaping:  In absence of suggestions for improved landscaping we have requested Omega meet with landscapers to determine if the value is being met per our contract.  We will be working with Omega and our landscapers to determine desired improvements and enhancement costs.  We confirmed that while other nearby developments may have more attractive entrances, the cost to replant, prune and maintain come at an additional expense.

Pool:  Please remember the pool is a no-smoking/no-vaping area.  A broken glass near or in the pool can cause the pool to be shut down for days.  Please don’t bring glass anywhere within the pool or pool deck.  Thank you Leslie Cramer for volunteering to be the Chair for the pool committee and all the volunteers on the committee for helping make the pool a great place for all of us to enjoy.  You will notice a new Lost and Found basket.  The pool committee will be reviewing our pool rules to determine if they are currently adequate.  They will also be reviewing increased costs to keep skimmer lids screwed down to help prevent injuries.  

Pool Safety:    Thank you to the residents that attended the June board meeting during the Residents Speak-Out portion.  After extensively researching options available to us for this year and in the future, we have decided to hire a pool attendant (not a lifeguard) on a trial basis.  The pool attendant began August 10th and will be in place until Labor Day Monday (due to staff availability).  Our pool will remain open until September 30 without attendants.  The pool attendant will be present from 5 P.M. – 9 P.M. on Fridays and 9 A.M. – 9 P.M. on Saturday, Sunday and Holidays.  It is our hope that residents’ experience with having a pool attendant this season will provide enough of a basis for further community discussion about how we manage the community pool in the future.  We have not signed a contract to staff the pool for next season as of yet.  The funding of this was an unbudgeted expense for 2018 to provide this service for the rest of the season, but it should be noted that implementing this increased level of pool service in the future will likely increase HOA dues.  

 Pool Attendant:  Our attendants will keep the pool operating safely during common peak use times (as noted above).  It is our intent for the pool company to keep the facility clean, maintain chemicals, oversee rule violations and assist in enforcement, verify only residents and their guests are using the facility, correct unsafe conditions, report maintenance issues, help to ensure only the main gate is used for pool access, and help ensure main gate is properly closed.  The attendants will close the pool at the end of the evening 9 P.M. or dusk, whichever is earlier.  While we expect the pool attendant will know how to handle emergency situations, note that a pool attendant is NOT a lifeguard and will not be providing active surveillance of the water.  We will continue to post “No Lifeguard on Duty” signs and ask that all who use the pool remain vigilant around the water, especially when children are present.

Update:  Our community has 344 homes.  We would like a good representation of our neighborhood.  We are looking for a minimum of 7 residents to be actively involved in the task force.  At this time, we have had three community members show an interest.  When we reach a group of 7 we will elect a chair and launch the task force.  If we do not receive enough interest, the Executive Board will move forward with investigating options for improvement in our pond community space.

Good to Know:  Architectural Changes and Alterations to your Home or Lot

Please remember to complete the Architectural Review Form prior to scheduling any work.  

Reminders: 

  • Decorative rock (for example, but not limited to, lava rock, white pebbles, stones or rock) is not permitted ground cover in landscaping.  Pebbles and stones are not allowed in landscaping, except in particular areas requiring rock or pebbles for drainage.   All changes to landscaping installations will be considered on a case by case basis.

 ·        When making landscaping changes please submit an Architectural Review Form prior to any enhancements.  It will save us all money, time and frustration should your new plans not fit into the guidelines. Also note that just because you see an improvement in your neighbor’s yard does not mean that it is approved and acceptable for you to implement in your space.  It can take several months for corrective action to be enforced.  If you have doubt about any change to your home or yard, submit a request.

June Board Update

Monthly Highlights: 

Community Event was Fantastic. Thank you to the Social Committee for coordinating a fun community party. Face painting, complementary food truck & games. The Social Committee is currently working on hosting a few events this summer. 

Speed Study: The Board will be moving forward to find a solution to this on-going concern with speeding in our community. We are in the process of determining areas of concern and solutions with the Town of Cary. Solutions will have a cost associated and will be shared. We would like to encourage everyone to drive with caution. School will be out soon and children will be walking to the pool and around the community. 

Repairs: 

Cupola & Painting repairs have been completed at the pool. 

Tiles at the monument on the Shires side are in the process of being repaired. 

The Buxton Grant monument lights timer will be replaced. 

Pool parking lot repair/restriping. We will be reviewing quotes at the June Board meeting. 

Pool: 

The pool is now open! A few items to note: 

Omega has e-mailed the pool use information and guidelines. The information is also posted at the pool 

Pool Wi-Fi password is cameron2016 

No glass within the gates of the pool 

We have replaced the aging canopies. We will phase in the new marine blue umbrellas and chairs as the current green deteriorates and becomes ready for replacement. 

Caution: Children can drown with a pool full of adults only a few feet away. Always watch your children around the water. Please designate an adult to be on watch. It is common each parent to think the other parent is watching. Typically, a drowning child will be silent. Drowning commonly looks like bobbing or moving arms but you won’t hear them! Watch your children and make sure you designate an adult to watch. REMEMBER, WE HAVE NO EMPLOYED LIFEGUARDS!

Good to Know: 

Garage doors. We are in the season of little rodents and snakes moving around. It is a good idea to keep your garage doors closed. 

New street signs. Due to aging, accidental damage, or vandalism, we needed to replace some of our community street signs. Please report damage of signs or theft should you witness an occurrence. The signs have a real cost that impacts our dues. If you find a street sign, please call Omega or email board@cameronpond.com and we can get the sign to Omega for repairs. 

Omega tours our neighborhood on a monthly basis. Omega follows our community Covenants and Guidelines. Should you receive a letter for something out of compliance, please make the requested adjustments. You are also encouraged to e-mail or call should you not understand the letter or have information relevant to the violation. The Board follows the Guidelines we all adhere to in the documents every homeowner receives upon purchasing a home within our community. The Architectural Review Guidelines can also be found online within the Omega website. 

Communication: 

The Omega website has been updated. Please go to www.CameronPond.com and click on the Omega link to sign into their new and improved site as new registration is required.

Public Launch and April Board Meeting

Hey everyone! Welcome to our community website. Please feel free to provide any feedback about it to board@cameronpond.com. Our next board meeting is at the Omega Association Management Offices, 160 NE Maynard Road, Suite 210, on Tuesday, April 17th, at 11:30 AM. Feel free to come in the beginning if there are any issues you would like to bring to the board's attention. We are devoting the first 15 minutes of each meeting to "Residents Speak Out" where anyone can come and speak for 3 minutes on any issue they feel relevant. We may not be able to respond right away, but we should have an opportunity to at least discuss your concerns. Thanks all!
